Steps to apply for an extension of duration
To apply for an extension, you generally need to:
- Apply to the council before the original five-year permission expires
- Demonstrate either substantial works already carried out, or valid reasons for delay
- Show the development still complies with the current local development plan
- Confirm there has been no material change of circumstances affecting the site
- Pay the relevant fee for an extension of duration application
- Provide updated photographs or evidence of the current state of the site
- Address any new environmental or flood risk designations introduced since the original grant
Applying well ahead of the expiry date gives time to address any issues the council raises before the original permission lapses.
What happens if you miss the deadline
If the five-year period expires before an extension is applied for and granted, the permission lapses entirely and cannot be revived - any further development requires a brand new planning application assessed under current policy, which may be less favourable than when the original permission was granted, particularly if zoning, flood risk mapping, or development plan objectives have changed in the meantime.
