Checklist for a pergola
Confirm the following before installing one:
- It remains open-sided with no solid enclosing walls
- Any roof covering is open slats rather than a solid or glazed structure
- It sits to the rear of the house, within the curtilage
- Its floor area, combined with other Class 2 structures, is 25 m² or less
- At least 25 m² of private open space remains in the garden
- The property is not a protected structure or in a conservation area
Attaching a canopy, awning, or side infill panels later can convert an exempt pergola into non-exempt development, so keep any future upgrade plans in mind from the outset.
If you plan to enclose it later
If you intend to eventually glaze or roof the pergola to create a garden room, it is worth checking with the council or applying for a section 5 declaration before starting, since it will then need to be assessed against the extension or garden-room rules rather than the open-structure exemption.
