Conditions for an exempt porch
All of the following need to be true:
- Floor area is 2 m² or less
- Built to the front of the house
- At least 2 metres from any public road
- No obstruction to road sightlines at junctions or bends
- Height stays within the limits set by Class 7
- The house is not a protected structure or in an architectural conservation area
Measure carefully — many attractive porch designs exceed 2 m² once roof overhangs and internal partitions are included, which pushes the project into needing full planning permission.
When to check first
If your house is close to the road, on a bend, or near a junction, ask the council about sightline requirements before building, since this condition is strictly applied for road safety reasons regardless of the porch's size.
