A realistic budget usually includes:
- The statutory application fee from Schedule 9
- Design and drawings by an architect, technician or engineer
- Site survey and, where relevant, site characterisation and percolation testing
- Newspaper notice and site notice
- Specialist reports if required (ecology, flood risk, traffic, heritage)
- Development contributions payable under the council's contribution scheme
- Higher fees if retention permission is needed
