Can I build a house myself without a contractor?

Yes, direct labour self-building is legal in Ireland, but you take on the roles of client, coordinator and often project supervisor, with full responsibility for building regulations compliance, safety duties and the sequencing of trades.

Direct labour can save the main contractor's overhead and margin, but the saving is real only if you can manage procurement, programme and quality. Delays between trades and materials bought at retail prices erode the difference quickly.

You must still satisfy building control requirements, health and safety duties and insurance obligations. Where you engage individual trades, your position as the coordinating party carries legal weight.
