- Check whether repositioning the house would free up ground for a compliant percolation area
- Confirm whether a public sewer or group scheme connection is available or could be extended to the site
- Ask the planning authority whether pre-planning consultation is available to discuss the site suitability issue
- Get a second opinion from another suitably qualified assessor if the first result is borderline
These steps are worth exhausting before writing off a site, particularly where the failure relates to a specific test location rather than the whole plot.
When to walk away from a site
If a thorough assessment confirms no part of the site can support any compliant wastewater system and no sewer connection is feasible, it is generally not worth pursuing a planning application, since a refusal on this ground is very difficult to overturn on appeal without new engineering solutions.
