What is a percolation test in Ireland?

A percolation test, or T-test, is a standardised field test carried out as part of a site suitability assessment that measures how quickly water drains through the subsoil, expressed as a T-value in accordance with the EPA Code of Practice, which is then used to size the percolation area for a septic tank or treatment system.

A percolation test, commonly called a T-test, is a field procedure set out in the EPA's Code of Practice for Domestic Wastewater Treatment Systems that measures how quickly water percolates through the subsoil at a proposed site. It is carried out by a suitably qualified person as part of the wider site suitability assessment, and the result — the T-value — is central to sizing the percolation area needed to safely disperse treated effluent from a septic tank or treatment unit.

The test involves digging test holes to a specified depth, pre-soaking the soil, then timing how long the water level takes to drop a set distance, with the result expressed in minutes per millimetre (or minutes per 25 mm, depending on the method). A lower T-value means faster-draining, more free-draining soil; a higher T-value means slower drainage requiring a larger percolation area to treat the same volume of effluent.

The test is normally carried out alongside a trial hole assessment that examines the soil profile itself — texture, structure, presence of rock or clay layers, and depth to the water table — because the T-value on its own does not tell the whole story: very fast-draining gravel can actually fail a site (insufficient natural filtration, risking groundwater contamination) just as effectively as very slow clay can (insufficient dispersal capacity).

What the percolation test measures and why it matters

Key points to understand about a T-test:

  • It measures the rate the soil absorbs water, expressed as a T-value
  • A lower T-value (fast drainage) generally needs a smaller percolation area
  • A higher T-value (slow drainage) needs a larger percolation area, or may rule out a traditional system
  • It is normally carried out at multiple locations across the percolation area to check consistency
  • It must be combined with a trial hole assessment of soil type and depth to bedrock or water table
  • Very fast-draining, shallow or fissured ground can fail the assessment even with a good T-value, due to poor filtration
  • Results feed directly into the design of the percolation area or polishing filter size

Because groundwater levels and soil conditions can vary seasonally, tests are best carried out and interpreted by an experienced assessor rather than relying on results from a different time of year or a neighbouring site.

What happens if the site fails

If the percolation test and trial hole assessment show the ground cannot safely treat and disperse wastewater with a standard septic tank system, the assessor will usually recommend an alternative such as a proprietary secondary treatment system with a smaller polishing filter, a raised or engineered percolation bed, or in some cases conclude the site is unsuitable for on-site treatment altogether.
