When to consider professional help
Professional input becomes more valuable where:
- The site has unusual topography, access, or boundary constraints
- The property is a protected structure or in an architectural conservation area
- A septic tank, flood risk assessment or ecological survey is required
- The proposal is likely to attract neighbour objections
- Structural design, such as a new floor or roof structure, is involved
- You want the design reviewed against the local development plan before submission
- You plan to build in phases and need permission that supports future works
For a simple, low-risk proposal on an unconstrained site, a competent non-architect designer can often produce a compliant application at lower cost.
Choosing who prepares your application
Whoever you choose, check they have relevant experience with planning applications in your local authority area, ask to see examples of successful applications, and get a clear written quote covering drawings, the application itself, and any follow-up work needed if the council requests further information.
