Standard document checklist
Most residential applications need all of the following:
- Completed planning application form with the correct fee
- Site location map showing the site boundary outlined in red
- Site layout plan showing the proposed development in context
- Floor plans, elevations and sections at an appropriate scale
- Evidence of the site notice, correctly worded and dated
- Evidence of the newspaper notice, published in an approved paper
- Site suitability assessment and percolation test, if using a septic tank
- Any specialist reports required by the site's specific constraints
Checking the specific validation checklist for your local authority before submitting reduces the risk of the application being ruled invalid.
Where requirements vary
Requirements can differ between local authorities in points of format and additional local documentation, such as design statements for protected structures or architectural conservation areas, so it is worth downloading the specific validation checklist from your council's planning section rather than assuming a generic list will cover every local requirement.
