Before fitting a Velux window
Confirm the following:
- The window will be flush with the existing roof slope, not raised or projecting
- The roof shape itself is not being altered
- The size and number of windows meet the limits in Class 8
- The property is not a protected structure or in an architectural conservation area
- No planning condition on the house restricts roof works
Most standard domestic Velux installations for attic lighting comfortably fit within this exemption without any further planning steps.
Protected structures
On a protected structure, even a flush roof window can require planning permission because it can be seen to materially affect the character of the structure, so check with the council's conservation officer before installing one.
