Do rental properties qualify for SEAI grants?

Landlords can access SEAI individual grants and the One Stop Shop scheme for eligible properties, subject to the home age condition. The fully funded Warmer Homes Scheme is for owner-occupiers only.

Individual measure grants and whole-house upgrades are open to property owners generally, including landlords, provided the dwelling meets the build-year condition and the works are done by registered contractors.

Rented dwellings must also have a valid BER by law when advertised for letting, and minimum standards regulations for rented accommodation apply independently of any grant scheme.

Landlord considerations

  • Tenant access and disruption during works
  • Rent Pressure Zone rules where a substantial change is claimed
  • Capital allowances and tax treatment of the works
  • BER must be advertised when re-letting
