Practical steps to check zoning
Work through the following in order:
- Identify the correct local authority for the site's location
- Search the council's online zoning/development plan map using the address, eircode or folio
- Note the exact zoning objective code shown for the site
- Read the corresponding definition in the written statement of the current development plan
- Check whether a local area plan applies and, if so, review its more detailed zoning
- Check for overlay designations such as flood zones, protected structures, or scenic routes
- Request written confirmation from the planning department if the position is unclear or commercially important
Keeping a screenshot or PDF export of the map, dated and referenced to the specific plan in force, is useful evidence if zoning is later disputed or the plan is updated.
When to ask the council directly
If a purchase, sale, or planning application depends on the zoning answer, contact the planning department for written confirmation, or, where there is real ambiguity about how a proposed use would be treated, apply for a formal section 5 declaration under the Planning and Development Act 2000.
