Steps to confirm zoning on a specific site
Follow this sequence to get a definitive answer:
- Identify the correct local authority (city or county council) area for the site
- Open the council's online development plan zoning map or GIS/'myplan' viewer
- Locate the exact site boundary using the address, eircode or folio number
- Note the zoning objective code or colour that applies to the site
- Read the written statement of the development plan to see what that zoning objective permits
- Check whether a more detailed local area plan overrides or refines the county-wide zoning for that location
- Contact the planning department directly if the map is unclear or the site straddles two zones
Development plans are reviewed roughly every six years, so always check the current, adopted plan rather than an older cached version.
When to check directly with the council
If a site sits on a zoning boundary, is affected by an ongoing plan review, or the online mapping tool is ambiguous, it is worth requesting written confirmation of zoning from the planning department, or applying for a section 5 declaration if there is genuine doubt about how a use would be treated under the plan.
