Steps to check land ownership
A practical approach to identifying a landowner:
- Search landdirect.ie by address, townland or map location to find the folio
- Order a copy of the folio to see the registered owner in Part 2
- If no folio exists, ask a solicitor to search the Registry of Deeds
- Check local authority records, which sometimes list an owner for rated or derelict properties
- Consider a formal solicitor's title search for full certainty before any transaction
Limitations to be aware of
A folio may not always be fully up to date if a recent transfer has not yet been registered, and unregistered land searches can be inconclusive if historic deeds are incomplete, so for anything with legal or financial consequences, professional verification is recommended rather than relying solely on a self-directed search.
