How do I compare builder quotes?

Compare quotes only where every builder priced the same drawings, specification and provisional sums. Otherwise you are comparing scopes, not prices — and the cheapest number usually reflects the smallest scope.

Issue the same tender pack to each builder, with a clear list of what is included and excluded and identical provisional sums. Ask for the price broken down by element so you can see where the differences actually lie.

A quote far below the others is usually a warning rather than a bargain. It often means items are missing, the programme is unrealistic, or variations will be used to recover margin later.

Compare on these lines

  • Scope included and expressly excluded
  • Identical provisional and prime cost sums
  • Programme duration and start date
  • Payment terms, retention and variation rates
  • Insurances, references and certification arrangements
