How long is a BER certificate valid in Ireland?

A BER certificate is valid for ten years from the date of issue, provided no material change is made to the dwelling that would affect its energy performance. Works such as insulation or a new heating system justify a new assessment.

The certificate comes with an advisory report listing cost-effective improvements. That report is often more useful than the letter grade because it prioritises what to do next.

After upgrade works, a new BER is normally required to claim SEAI grants and to advertise the improved rating on sale or letting.

When to get a new BER

  • After insulation, heating or window upgrades
  • Before advertising the property for sale or rent
  • To claim SEAI grants requiring a post-works assessment
  • When the existing certificate is approaching ten years old
