The overall figure still depends on specification, ground conditions and site works, so a cost plan based on your own drawings is the only reliable guide.
In a single-storey house, every square metre of accommodation needs its own share of foundation and roof. In a two-storey house the same foundation and roof serve twice the floor area, which is why bungalows typically carry a higher rate per square metre even where the total build cost is similar.
Bungalows are common on rural sites, where additional costs often arise: site access and entrance works, a wastewater treatment system and percolation area, a private well or group scheme connection, and longer electricity and broadband runs.
