What is a compliance with conditions submission?

Many permissions include conditions requiring details to be agreed with the planning authority before development starts. A compliance submission provides those details — materials, landscaping, drainage, bonds — for written agreement.

Failing to discharge a pre-commencement condition means the development is not carried out in accordance with the permission, which is itself unauthorised development. It is one of the most common issues found at sale.

Submit early — some conditions require agreement of details that affect the design or the contract sum, and authorities can take several weeks to respond.

  • Sample panels, materials and finishes
  • Landscaping and boundary treatment details
  • Surface water drainage design and attenuation
  • Site entrance, sightlines and road works
  • Development contributions and bonds
