Key checks before buying a house
Cover these areas before signing contracts:
- Title and folio: confirm registered ownership and boundaries match the property
- Planning history: check permissions for the house, extensions, and outbuildings
- Building Control compliance: look for Certificates of Compliance on notified works
- Structural survey: engage a qualified surveyor or engineer
- Services: water supply, drainage, septic tank condition, and BER rating
- Local authority searches: outstanding notices, protected structure status, or road proposals
- Boundaries: verify fences, walls and rights of way match title documents
Why planning history matters
Unauthorised extensions or alterations can complicate a sale, delay mortgage drawdown, or require retrospective planning permission or a certificate of exemption before the transaction can close. Checking planning status early gives time to resolve issues before you're contractually committed.
