What sightlines are needed for a site entrance?

Required sightlines depend on the speed limit and character of the road. On a rural regional road, planning authorities commonly seek visibility splays of 90 metres or more in each direction, measured from a set-back point at the entrance.

Sightline requirements come from the development plan and the roads section's standards, informed by national design guidance. On a 50 km/h urban road the requirement may be under 50 metres; on a national secondary road it can exceed 200 metres.

The splay must be achievable and maintainable. If it requires cutting back a hedge on land you do not own, the authority will look for evidence you can secure and keep that visibility.

How to demonstrate sightlines

  • Survey drawing showing the splay to scale on an accurate base
  • Photographs from driver eye height in both directions
  • Confirmation of land control over the splay area
  • Details of any hedge removal or wall setback proposed
