What size site do I need to build a house in Ireland?

There is no single national minimum: urban and serviced sites can be relatively compact if connected to public water and sewer, while a rural site relying on a private wastewater treatment system typically needs at least around 0.2 hectares (roughly half an acre) to accommodate the house, treatment unit and percolation area, though the exact minimum is set by each county development plan and the site's own percolation results.

The size of site needed depends mainly on whether the house will connect to public mains water and a public sewer, or rely on a private well and an on-site wastewater treatment system. Where public services are available, a development plan's minimum site size requirement is usually driven by density, streetscape and design standards rather than wastewater capacity, and can be considerably smaller than a rural equivalent.

Where there is no public sewer, the site must be large enough to accommodate the house, a septic tank or proprietary treatment unit, and an adequate percolation area sized according to the results of a trial hole and percolation (T-value) test carried out to the standard set by the EPA's Code of Practice for wastewater treatment and disposal systems for single houses. Poor percolation, high water tables, or nearby wells and watercourses can significantly increase the land area required, sometimes ruling out an otherwise reasonably sized site altogether.

Many rural county development plans set an indicative minimum site size for a one-off house — often in the region of 0.2 hectares (about half an acre) upwards — but this is a starting guide, not a guarantee: an individual site can still fail if the percolation test result requires more land than is available, or the shape of the site prevents an adequate separation distance between the treatment system, the house, and any well.

Factors that determine the minimum site size

Check the following before assuming a site size will work:

  • Whether public mains water and sewer are available to connect to
  • The county development plan's stated minimum site size for the relevant zoning or rural area type
  • The results of a trial hole and percolation (T-value) test if a private wastewater system is needed
  • Required separation distances between the treatment system, any well, watercourses and the boundary
  • The site's shape and slope, which affect where the house and treatment area can practically go
  • Whether a public or group water scheme connection is available as an alternative to a private well

A site suitability assessment carried out by a suitably qualified person is the definitive way to establish whether a specific rural site is large enough.

A percolation and site suitability assessment is typically arranged with a qualified engineer or geologist and generally costs a modest fixed fee, with results available within a few weeks. It is best commissioned before finalising a site purchase, since an unfavourable result can affect both site size requirements and the design of the house.
