- Compliance with any rural housing or local needs test that applies in that local authority area
- No adverse impact on residential amenity of the existing house or neighbouring properties
Pre-planning consultation with the local authority's planning department is particularly valuable for garden-site applications, since site size and access constraints often make or break these proposals before a full application is even lodged.
Family accommodation alternatives
If the goal is to accommodate a family member rather than create a separately saleable house, also consider the more limited granny flat or extension routes, which can sometimes achieve the practical outcome with a simpler planning path than a fully independent second dwelling.
