What a planning application must include
For a one-off house on a septic tank or treatment system, expect to submit:
- A completed site characterisation form
- Trial hole and percolation test (T-test) results
- Details of the proposed treatment system type and percolation or polishing filter area
- A site layout plan showing setbacks to the house, boundary, well and watercourses
- Confirmation of ground conditions, water table depth and slope
- Any additional information the planning authority's environmental section requests
Once granted, the system must also be registered with the local authority under the domestic wastewater treatment systems registration scheme.
Common mistakes
A frequent error is assuming an old, pre-2010 percolation test remains valid, or replacing a tank with a larger system without checking whether planning permission or a section 5 declaration is needed. Always confirm with the local authority before installing or upgrading a system, particularly where the property already has planning history attaching conditions to the wastewater arrangement.
