How to check a specific site
Work through these steps:
- Search the property address or eircode on floodinfo.ie and review both predicted and historical flood layers
- Check the Flood Zone A/B/C designation shown for the site, if mapped
- Cross-check against the flood risk maps in your local authority's current development plan
- Ask neighbours or the local authority about any history of localised or surface water flooding not shown on national maps
- Review the National Indicative Fluvial Mapping and coastal flood layers if the site is near a river or the coast
- Commission a site-specific flood risk assessment for any live planning application near a mapped zone
Buyers of an existing or prospective site should complete these checks before purchase, since a flood risk finding can materially affect what can be built and whether insurance is available.
What to do if the site is in a flood zone
If mapping shows the site in Flood Zone A or B, get advice early from a planning consultant or engineer on whether the sequential and justification tests could realistically be satisfied for your proposed development before investing further in design or a planning application.
