How far must a septic tank be from a house in Ireland?

The EPA Code of Practice for Domestic Wastewater Treatment Systems sets a minimum separation distance of 7 metres between a septic tank and any building with foundations, primarily to protect the foundations and to allow tanker access for desludging.

The EPA's Code of Practice for Domestic Wastewater Treatment Systems (population equivalent of 10 or less) specifies a minimum horizontal separation distance of 7 metres between a septic tank or treatment unit and any building, including the house it serves. This distance protects foundations from potential settlement or leakage and keeps the tank close enough to the house for practical drainage runs while leaving clear access for a desludging tanker.

The percolation area — the trenches or bed where the treated effluent disperses into the soil — is generally required to be sited slightly further from the house again, and it must also be kept clear of underground services, tree roots and any structure with foundations that could be affected by the wetted soil.

These distances are minimums, not targets, and the code should be read alongside the other setbacks (to boundaries, wells and watercourses) so that all requirements are satisfied simultaneously on the chosen layout, not just the house distance in isolation.

Key setback distances to check on a site layout

When siting a tank and percolation area, confirm:

  • At least 7 m from the septic tank or treatment unit to any building with foundations
  • Adequate separation from the percolation area to the house foundations
  • Sufficient distance from the tank and percolation area to the site boundary
  • The well setback distances set out separately in the code (generally much greater than the house setback)
  • Distance to any watercourse, drain or area prone to flooding
  • Clearance from trees and hedgerow root zones
  • Access for a desludging tanker to reach the tank

A site-specific layout drawn up as part of the site suitability assessment is the only reliable way to confirm all distances are met together.

When to check with the council

If your site is small or awkwardly shaped, ask a suitably qualified person to prepare a layout showing all required distances before finalising the house design, since moving the house or tank later to satisfy one setback can break another.
